Home sales stats for Powell, Dec. 2010

The average price of homes that sold in Powell proper in December 2010 was up nearly 3% to $303,000, from just under $295,000 compared with December 2009. The average sales price brought close to 94% of the list price, down from 97% in December 2009.

Buyers market?? Not necessarily....

Is it really a buyers market? Not necessarily. There are MANY sellers out there who don't have to sell, and WILL get fair market value for their home. The national media has been pounding this notion into the public's head for a few years now, that you can get great "deals" on homes, but that's just really not the case the majority of the time here in central Ohio. Sure, you'll come across some sellers who are in situations where they HAVE to sell, and at times, for much less than it's worth, but this is not the majority by any means! If the bank is the seller, that can be a different story, but even they usually have the home priced very low for a quick sale. Just something to think about on this fine summer Thursday!
